3 Ways HVAC Units Can Damage a Commercial Roof

One of the many responsibilities the facility managers and business owners have is to keep their employees and customers comfortable. Keeping everyone in a comfortable temperature-controlled environment requires industrial strength HVAC units.  While they are installed on the roofs and out of sight of the public, they can cause a variety of problems to the commercial roof and should be closely monitored.

Condensation: A common problem with HVAC units is leaking water.  HVAC units produce vaporized water which is released into the air; however, defective units causes the vapor to condense creating a pool at the base of the unit.  The pool of water can lead to mold growth, leaky roofs, and deterioration.  Preventing these problems can easily be done by periodically inspecting the units and installing a drainage system that funnels the water away from the HVAC unit.

Foot traffic: It’s important to have your roof regularly inspected but walking on an industrial roof can cause damage.  Any inspector, roofer or specialist should stay on the walkways to lengthen the lifespan of the roof.  Extra walking activity outside of walkways can strain the commercial roof’s membrane creating cracks and leaks.

Poor Installation: Industrial HVACs are just massive, heavy and bulky. With these characteristics, it can make the installation process difficult or not done 100% properly.  It’s common for facility managers to fix the same leak often and they may never realize the source of the problem was a poorly installed HVAC unit.  When installing HVAC unit, it’s highly recommended to have a roofing contractor monitor the installation process to protect the integrity of the roof.
